This is one of the most direct and clear advice Dan has provided since I start following his video. It’s excellent video and advice. Hope Dan can do more of such an advice in future.Though I see the US Premarket is still in Red at the moment but I fully agree with Dan’s view.

You might be right, but if you look at all indexes from a global perspective they have all rallied well beyond their pre coronavirus levels. I hope Japan is going to consolidate into a real separate uptrend to regain losses from the 80s however within context of the other indices I find it hard to draw an independent conclusion that is something specific to Japan. Comparing %’s between indices YTD is near pointless and the overall trend is more objective and relevant. How could you rule out the possibility of the % slowly tipping the other way during the year?

I bought 2 shares of the etf EWJ 2 weeks ago 🙂 . I was unable to find 1306 and 1321 on webull. I’m guessing it’s because they don’t allow foreign market trading?? EWJ is available since it’s on the USA stock exchange??Also would you owe taxes to both Japan and USA if you earned profit on a Japanese stock? I’m still learning about the stock market.

Most people don’t understand the concept of “buying the dip” buying the dip is all about buying digital assets when their prices are down and selling off when the price rises. Holding is profitable, although trading is far more profitable. I was able to grasp the knowledge of trading crypto assets early enough, but i was still limited due to my lack of technical understanding of how to analyse the digital market, all that changed when i encountered Jayson Brian services., although i have been into numerous services but Ivan wright stands out with experience and expertise playing in his favour. I must confess it wasn’t an easy task to learning the routes on trading but with the assistance of Jayson it was more easier to understand, Here are his details on Tel- gram ( @jayson_trade7) for his assistance on strictly crypto related concerns.

Hi Dan, could you talk about how to effectively hedge a position on upcoming videos? Is it using the correlation coefficient indicator to find the most contrasting movement? Are there more to look for? Nobody talks about hedging on YouTube except you Dan. So I’m assuming you trade more like institutions. For residential real estate investment , this really depends on the country to which you are a permanent resident or citizen. It then depends on the city ( city with good economy will create more jobs and population growth ) and then suburb within that city. The suburb to which you wish to invest must have access to great public transport system, good schools and amenities ( hospitals, shopping centre and cafes etc ) and also low crime rate . It doesn’t have to have great lifestyle such as being in close proximity to the beach. Despite COVID-19 and working from home has become a norm, we are only likely to see 15% people work from home after this pandemic. I would not invest a real estate in Japan ( residential or commercial ) due to declining population and oversupply of housing stocks plus high vacancy rate ( currently 15% in Tokyo city). I did look at apartments in Minato ku, Shibuya ku and Bunkyo ku but to be honest some of theses are overpriced and in bubble. Without overseas buyers, these properties will come down in prices in areas like Minami Aoyama, Daikanyama , Ebisu and Hiroo. If prices do come down by 10% and if you have 20% deposit and would like to live in those areas , then it might be okay ( still not a great investment ). There are so many other areas in Tokyo( on Toyoko line ) or in Yokohama or in Saitama ( Omiya and it’s vicinity ) that also have great access to public transport , to good schools and to shopping areas, and these are much cheaper in prices. Also I would not buy or invest in new apartments especially in Japan. New apartments do go down in price and not up( strangely but that is an indication of weak demand ). The price stops dropping after 20 years so you will be better off buying a 20 years old apartment rather than a new one. If you invested in an apartment in Tokyo before 2013 you would have done well( that also depends on the metropolitan ward), but if you invested one in the last few years, you might be seeing correction in the market and I’m uncertain whether that correction will last for years or just 2 years. Real estate investment is a long term investment and normally it’s a 5 year cycle ( sometimes could be longer but not more than 10 years ), but in Tokyo’s case it took 30 years to get back close to the peak ( it hasn’t reached the peak yet ). I don’t live in Japan but I do know little bit about real estate investment and for me I would not invest in real estate in Tokyo or anywhere in Japan . Having said that if I am renting out in Tokyo and live there permanent,y , then I need to consider buying an apartment . But that is not an investment . That is buying a roof over your head so that when you retire and have less income, you don’t have to worry about paying rent. The best scenario is to inherit a house or an apartment from your grandparents who hopefully do live in the same city as you. I think for Japanese people,invest in shares and gold or other commodities or oil etc and diversify your portfolio across different regions. Or in managed funds if you can’t track on daily basis.

Danさん、いつもためになる動画ありがとうございます!投資と英語の勉強のため、English version見させて頂いています。他の方のコメントにもあるのですが、日本人の経済評論家の著書などを見ると「家を買うこと」に否定的な意見が多いです。日本の家屋が欧米と比べて長期に住むことが少ないこと、災害リスクが高いこと、人口減少に伴い不動産価値が低くなりやすいこと、などが理由としてあると思います。この点に関してどう考えられているのかを明示されるとより良いと思いました(他の動画で語られていたら申し訳ないです)。今回の内容のような初心者向けの動画、日本ではとても需要があると思います(おっしゃられているように、日本人はfinancial literacyが欧米と比べ高くないと思いますので)。これからも応援しています!
